Under the Port's "Still to Come" section

By David Cardenas - October 20, 2026

If you've been searching "Amara Bay" and skimming past the result instead of clicking, you might be missing something: the Port of San Diego's own project page for the Chula Vista Bayfront was refreshed this month, and it spells out exactly what's coming to the 35-acre parcel near the marinas — in numbers most buyers never see.

Under the Port's "Still to Come" section, the entry for Amara Bay is specific. Pacifica Companies is in the planning stages for a residential, hotel and commercial development to be located on a City of Chula Vista parcel near the marinas, with a finished project that could include 1,500 condos, the first phase of which would be just under 200 units. There will also be up to 420,000 square feet of commercial space, and a 250-room hotel. That's not a rendering or a rumor — that's the Port's own current planning language, published on the same page that tracks Gaylord Pacific and Sweetwater Park.

The design intent matters just as much as the square footage. It's being designed to be pedestrian friendly, incorporating wide public plazas and promenades within the interior and exterior of the community. That's the amenity story most "Amara Bay amenities" searches are actually hunting for: not just a pool and a gym, but a walkable, marina-adjacent community built around public space.

Our own research team at Cardenas & Company's Bayfront guide breaks the scope down even further. Amara Bay is the Bayfront's next major development milestone — a $1 billion mixed-use project by Pacifica Companies that represents one of the most ambitious residential and commercial developments in Chula Vista's history. That guide also details the residential layout as 1,500 condominium units in seven residential towers — representing an entirely new category of urban waterfront residential real estate in the South Bay, alongside more than 400,000 square feet of commercial space, including restaurants, retail, and boutiques, and a 250-room hotel.

Here's the amenity detail buyers searching "Amara Bay marina" tend to miss entirely: the marina itself isn't static. In a January 2026 update, the Port confirmed its long-range intent for the waterfront immediately adjacent to Amara Bay. Future phases include landside redevelopment and expansion of the marinas, and additional park and commercial recreation projects. Port Board Chair Ann Moore framed the pace of change bluntly, saying "we have so much more to do" as Phase 1 projects wrap and the next layer of marina and commercial build-out moves forward.

Stack those three sources together — the Port's own page, the Bayfront guide, and the January EIR update — and you get a clearer amenities picture than most listing sites offer: seven residential towers, nearly half a million square feet of retail and dining, a 250-room hotel, pedestrian promenades threading through the site, and a marina system the Port is actively planning to expand around it. For a side-by-side look at how that compares to other bayfront condo product in the pipeline, chulavistabayfrontcondos.com tracks the broader bayfront housing landscape beyond Amara Bay alone.

Want the visual version of how these pieces fit together on the bayfront map?

Amara Bay's amenity count isn't guesswork pulled from a sales brochure — it's sitting in the Port's own public records, updated this month. If the number of condos, the hotel room count, or the marina expansion timeline changes how you're thinking about a unit here, that's exactly the kind of detail worth a conversation before the next phase moves further along.
